Discovery Station in South San Francisco is located at the corner of El Camino Real and Spruce Avenue. The proposed redevelopment project spans 11.21 acres and includes removing existing vacant buildings to make way for three new research and development office buildings, approximately 100-150 multifamily residential units, site landscaping, and a parking structure. The new office buildings will offer around 750,000 square feet of research and development office and lab space, plus 30,000 square feet of amenities. These buildings will be situated along a new interior street and adjacent to a new retail center, with all structures connected through landscaping and open spaces to create pedestrian and bike-friendly pathways throughout the highly amenitized mixed-use campus.
The landscape design emphasizes the natural pedestrian flow through the site, establishing a strong connection to the nearby BART station to encourage alternative transportation. The landscape design is divided into three distinct areas experienced from within the glass-filled buildings and from throughout the campus: the Oak Savanna, characterized by sheltering native Oaks and ornamental grasses (seasonal native meadows); the Forest Glen featuring a mixed evergreen pine forest (with a lush and diverse understory of shade loving ferns and perennials)and the Coastal Scrub featuring California natives and drought-tolerant Mediterranean plants reflecting the coastal environment of the bay area. The design aims to entice users outdoors and integrate the landscape with the indoor spaces. Rooftop garden terraces provide additional outdoor gathering spaces that integrate the landscape into the architecture and help reduce the buildings' overall scale in specific areas.
